01 The practice

Practical architecture for London living

A London-based practice focused on professional, practical design and building planning.

About the practice

Renovations, loft conversions and extensions in London need more than visual ideas. They need accurate measured surveys, a working knowledge of borough planning policy, and drawings prepared for real construction.

We work closely with homeowners to understand how they live, turning dark or constrained layouts into light, functional spaces.

Whether we're preparing measured floor plans for a terrace, designing an open-plan rear extension or submitting a Lawful Development Certificate, we keep the same standard of precision and clear communication throughout.

London borough knowledge

Familiar with planning policy across Camden, Kensington and Chelsea, Westminster, Islington, Wandsworth, Barnet and wider London.

Considered design

Spaces planned around natural light, practical circulation and lasting proportions.

Buildable drawings

Prepared with construction in mind, to avoid costly surprises once builders are on site.

Clear communication

Straightforward guidance at every milestone, from survey to final technical approval.

04 Process

Three fixed-fee stages

Most extension and loft projects follow the same route from survey to construction drawings.

  1. Stage 1

    Measured survey

We survey the property and prepare accurate existing drawings, then develop initial concept options with you.

Survey and concepts: typically 2 to 3 weeks
  2. Stage 2

    Concept design and planning

Once you approve the design, we submit the planning application, or a Lawful Development Certificate, to your London borough.

Most councils decide within 8 weeks
  3. Stage 3

    Building Regulations package

Technical construction drawings for Building Control and contractor pricing, coordinated with structural engineers.

    Typically 3 to 4 weeks
Fees

Each stage is a fixed fee. You receive a clear scope of work and quotation before we begin, with no hourly overruns or percentage mark-ups.

06 Questions

Common questions

Anything else? Call 07492 759565 to discuss your project.

Do I need planning permission, or can I build under permitted development?
Many London residential projects, including ground-floor rear extensions and loft conversions, can go ahead under permitted development rights without a full planning application. However, if your property is a flat, in a conservation area, covered by an Article 4 Direction, or listed, you'll need full planning consent. We check your council's planning register during our initial feasibility review and advise on getting a Lawful Development Certificate.
How long does the planning and approval process take?
Our measured survey and initial concept design options typically take 2 to 3 weeks. Once you approve the final design, we submit the planning application to your London borough council. Most councils work to a statutory 8-week decision period. Building Regulations and structural engineering packages follow in 3 to 4 weeks.
What's the difference between planning drawings and Building Regulations drawings?
Planning drawings focus on external appearance, dimensions, roof profiles, materials and the effect on neighbouring properties, to obtain local authority permission. Building Regulations drawings are detailed technical construction drawings covering structure, insulation (Part L), fire safety (Part B), drainage and ventilation, as required for Building Control approval and contractor pricing.
Do you coordinate structural calculations and party wall agreements?
Yes. Structural calculations and formal party wall notices are prepared by specialist chartered engineers and party wall surveyors, and we work closely with our network of London partners to keep the process joined up. We also prepare Thames Water build-over documentation if your extension is near a public sewer.
How are your fees structured?
We work to transparent, fixed fees for each stage: (1) measured survey, (2) concept design and planning application, and (3) Building Regulations and technical construction package. You receive a clear scope of work and quotation up front, with no surprise hourly overruns or percentage mark-ups.
What happens during the initial consultation?
We review your brief, how you want to use the space and your target budget. We check your property on the local council planning portal for similar approvals on your street, discuss allowable height and volume limits, and set out a clear plan for your extension, loft or full home reconfiguration.
